What real estate valuation covers in our practice

Engagements typically fall into two related categories:

  1. Underlying real property appraisal — fair market value of commercial, multifamily, office, industrial, or related real property, prepared by appropriately licensed appraisers whom we help coordinate.
  2. Interest-level valuation — the value of a partnership, LLC, or undivided interest in real estate, including discounts for lack of control and lack of marketability where supported by the facts.

Many gift, estate, and dispute matters require both: a credible property value and a credible conclusion for the interest transferred or contested.

Process / what to expect

  1. Clarify the question. Is the need a property appraisal, an entity/fractional interest valuation, or both?
  2. Coordinate licensed appraisal work. For property-level opinions, we facilitate engagement of licensed and credentialed appraisers suited to the asset type and location.
  3. Analyze the ownership interest. We review agreements, co-tenancy arrangements, and transfer restrictions that affect the interest being valued.
  4. Apply discount methodology where appropriate. Drawing on our extensive fractional-interest experience, we support DLOC/DLOM or related adjustments with documented reasoning.
  5. Deliver integrated conclusions. Property and interest-level analyses are presented so counsel and CPAs can use them coherently.

Property value and interest value — keeping them distinct

A common source of challenge is conflating the value of real property with the value of a partnership or undivided interest in that property. Arch Canyon treats those as related but separate questions. Licensed appraisers address the property. We address the ownership interest — including control and marketability characteristics grounded in the agreements and co-ownership facts.
